    3 Tips for Selling for Top Dollar

    These three tips will help your home sell for top dollar in this market.

    How can you be sure you’ll get top dollar for your home when you sell? To answer that question, I have three tips for selling your house in the Triangle area in 2020. These tips may seem counterintuitive, but they’re appropriate for our current market:

    1. Slightly underprice your home. As an example, three properties came on the market in the same neighborhood on the same weekend, and they were very similar—they even had the same square footage. Two of them listed at $225,000, sold within a few days, and got more than asking price. The third was listed at $245,000, sat on the market for 90 days, and didn’t sell until they reduced the price to $225,000. That third home would have received more money in less time had it been properly priced in the beginning. Buyers will pay more if there’s competition for the house, and more competition comes when it’s listed for less.

    they’re appropriate for our current market.


    2. Advertise before putting the home on the market. The magic these days is receiving multiple offers. Another way to get more people interested is by doing a “coming soon campaign.” We advertise on Facebook and create advertising that has a countdown clock to show when the property is coming onto the market. This needs to be done for 30 to 45 days before listing. When the home finally comes on the market, a line of people will be waiting to get in to see it.

    The last time we did this, we got 55 showings in two days and received 14 offers in one weekend. We priced the house at $249,000, and it sold for $275,000.

    3. Don’t accept the highest offer you receive. I’m going to reserve the explanation for this one. Reach out to me to learn why I don’t recommend this.
