Avoid These 3 Seller Mistakes

Today I’ll go over the three big mistakes that you want to avoid when you're selling your home. If you're considering selling your home, you need to think about these things because they could cost you quite a bit of money:
1. Overpricing. Even in this market, it is possible to overprice your home. Many people think that if they price their home 10% higher, it'll drag the market up to it. That isn’t true. To get multiple offers, you need to make sure a lot of people see your home. Look at the chart at 0:52 in the video. If you overprice your home, you're reducing the number of buyers who will come to look at it. If you underprice it, more people will come to your home and make offers.
2. Undermarketing. These days, you can't just plop a sign in the yard, not clean your home, and expect to sell it for top dollar. You need to prepare your home by staging it with modern furniture and letting people know about it through advertising on social media. Many people also neglect email campaigns. We have 3,000 people in our database who are looking for homes in the Triangle, and we email all of them when we put your home on the market.

3. Not considering iBuyers. iBuyers are institutions willing to come in and buy your home without even seeing it. Typically, they give you a little bit less for your home than the open market would, but it's super convenient. If you're interested in greater convenience and are willing to pay a price for it, consider iBuyers. There are nine iBuyers in the Raleigh-Durham market, and most people only know about one or two of them, so let us do it for you. We'll present your home to all nine of them and let them fight it out.
