What Time of Year Should You Sell Your Home?

Whenever clients ask me what the best time to sell is, I always answer, "right now!" If you’re selling your home in 2021 or 2022, your home is probably worth much more than you think it is. The better question is: “What’s the best time of year to sell my home?”
The best time to sell your home is in January and February, and this has been true for as far back as I have data. You can see why in the chart at 1:08 in the video. It shows the number of homes on the market balanced against the number of people looking for homes, which swings in the seller’s favor every winter. There are a few reasons why I think this happens:
1. People have more leisure time. They have a couple of weeks off they can use to look at homes.
2. Buyers are more serious. People who look in the winter aren’t doing so whimsically; they need to buy a home.
3. There’s less competition. Everybody waits to put their home on the market, so if you do too, you’ll have to compete with more sellers. There are more buyers in the spring too, but not all of them are serious.

On top of this, you don’t have to deal with all the chaos of selling in spring. You can also ask for a little bit more as a seller since you know that there isn’t much competition.
In short, don’t hesitate. Put your home on the market when it’s best for you. The market here in the winter is at least as good as the spring, if not better. If you have any questions, feel free to give me a call. I’d love to help.
